Madrid Engineering Group, Inc. served as the geotechnical sub-consultant to the site design engineer (Moduss, Inc.) for the Tuscany Preserve Developments at Lake Marion in Kissimmee Florida.
Tuscany Preserve Developments are a group of several commercial parks, condominium associations, luxury home developments, and resorts being built around the southern end of Lake Marion in Kissimmee. The properties consist of both new development and re-development of previous communities. The Tuscany Preserve developments are being constructed in several phases and are being marketed under the names Tuscany Preserve, Tuscany Pointe, and Tuscany Estates.
As the geotechnical sub-consultant, MEG provided the design engineers with soil surveys of the areas to be developed prior to their final layout of each phase of development. The purpose of each survey was to identify the soil characteristics of the site and provide recommendations for foundation and roadway design as well as engineering parameters of the soils necessary for storm water pond design.
These developments are bordered by Lake Marion and its extensive associated wetlands system much of which was preserved as a part of the design of the developments.
The soil surveys generally consisted of a series of hand augers and permeability tests to characterize the near surface soils for pond design and SPT borings to provide deeper soils profiles necessary for foundation designs. Construction recommendations with minimum foundation specifications, pavement design recommendations, and storm water pond design recommendations were provided as a part of each phase of work.
