Madrid Engineering Group, Inc. served as the geotechnical sub-consultant to the site design engineer (Envisors, Inc.) for the Bloomtown Development in the four corners area of northeast Polk County.

The Bloomtown development is a proposed 170 acre commercial and residential development located near Highway 27 and County Road 54 in Davenport Florida.

The subject parcel was identified by the Bloomtown development team as a prime location for development in the rapidly growing four corners area of Polk County. MEG was hired to perform a preliminary geotechnical site assessment prior to the purchase of the land to identify any conditions which may prevent the construction of the project as well as to assess the soils for their suitability for ponds, buildings, and parking areas.

A limited geotechnical investigation with borings at approximately every 5 acres was completed to provide a general profile of the soils conditions and the site including soil types, water table conditions, and comments as to the suitability of the various portions of the site for development was completed.

At the time of our investigation the subject site consisted of a citrus grove on a large sloping sandy hill. Deep water tables were encountered allowing for the design of small rapidly draining storm water ponds and loose sandy surficial soils requiring extensive compaction prior to construction were identified.

The limited investigation provided will serve as a guide to the site design engineers and is intended to be supplemented by a more detailed geotechnical investigation to be completed once a preliminary site design is completed.
